When the City of San Diego started to expand beyond the Old Town and the harbor area, it went first east into the area above Mission Valley. California Craftsman bungalows and Spanish mission architecture homes were built along wide streets, many with views. Over looking Mission Valley’s southern rim, neighborhoods like Kensington and Talmadge were built during the 1920s as upscale neighborhoods. Kensington has distinctive California-Spanish style homes sitting above steep slopes dedicated to open space. The Talmadge Gates set the neighborhood apart; over 400 trees were planted in 2000-2002 as part of the area's beautification projects.

Normal Heights grew up around the original site of California State University. San Diego State and the College Area surrounds its current site. El Cajon Boulevard serves as its shopping district.

Adams Avenue is central to many of the neighborhoods and is known for its antique shops and interesting retail areas. City Heights is enjoying a renaissance sparked by its residents. It is an ethnically diverse neighborhood located at the eastern end of Mission Valley. New commercial and residential projects are going up at a rapid pace.

Other neighborhoods include Gateway, Webster, Rolando, El Cerritos and Oak Park. Each area is a distinctive mix of cultures and architecture.

The island, really a peninsula, houses the military bases of the Naval Air Station North Island and Naval Amphibious Base. The Coronado Cays, a collection of upscale homes located on the bay side of the Silver Strand, is one of the most prestigious addresses to have in the county.

Imperial Beach is only five miles from the Mexican Border and 15 miles from downtown San Diego. It offers some of the least expensive housing to be found west of the I-5. It is a resort/recreation community with a vast beach area. National City is the South Bay's center of industrial activity. The homes are usually 50 years or older.

Fashion Valley and Mission Valley Center are major regional malls that draw shoppers from all over the county.

El Cajon, 15 miles east, has a cross-section of housing types from lower cost mobile homes and apartments to moderately priced condominiums to higher cost single-family residences. La Mesa, 12 miles east, is a suburban residential community as well as a commercial and trade center. The area is characterized by rolling hills. La Mesa offers affordable housing within a wide range of prices, as well as high-end luxury homes atop Mt. Helix. Lemon Grove lies eight miles east of downtown San Diego. The city still remains a small town with a rural ambience. Santee lies 18 miles northeast and residents can ride the Trolley to Mission Valley, Downtown San Diego and as far as the U.S./Mexico Border.

Many young families are attracted to the Northeast area for its schools and recreational opportunities. The mostly single-family homes range from modest to estates. Unincorporated into the city, the Rancho Santa Fe zip code is highly desirable and other communities have grown up around the "ranch" over the years. Fairbanks Ranch, Hacienda Santa Fe, The Summit, Del Rayo, Morgan's Run and recently Rancho Cielo, Santaluz and the Crosby Estates surround the original covenant and share in its ambience.

Clairemont Mesa lies south of SR-52, west of I-805 and east of I-5. Clairemont Town Square provides one-stop access to major shops and restaurants. Pacific Beach and Mission Beach are great beach towns with Bay Park in between. The upscale neighborhoods of Crown Point and Fiesta Island are also part of the Mission Beach area.

Young families flock to all of these northern neighborhoods because of their good schools and recreational facilities. I-5 and I-805 come together in this part of the city in a notorious merge.

Poway 23 miles northeast of San Diego within the well-populated I-15 corridor and set into the foothills is San Marcos. It located between Vista and Escondido, and known for its resort climate, rural setting, central location and affordable housing prices.
